The position or erection of extensions to a dwelling may, or may not, require planning permission and further advice should be sought before proceeding. It is important however to design the extension in sympathy with the original building and street scene. Over the years we have picked-up the following useful information;


Single Storey Planning Guidance

Single-storey extensions can have an overshadowing effect on surrounding gardens and reduce daylight into nearby windows. To lessen the effect, they should usually be designed so as to not project backwards more than 2.5 metres.

Two-Storey Planning Guidance

Whereas a two-storey extension may be perfectly acceptable on a detached house, it may be less acceptable for planning permission on a terraced or semi-detached, as it could seriously overshadow your neighbours property. Talk to your local planning office for further advice.


Joint Extensions

A joint scheme on a pair of semi-detached houses is much more likely to be suitable for planning permission than a single extension and has the advantage of reducing building costs.


Pitched Roofs

When pitched roof buildings are being extended, it is normally more pleasing to planners to have pitched roof extensions (especially in the case of two-storey extensions).


Size

As a general rule, and to keep the value of your property as stable as possible, Councils suggest that no more than a third of a small garden should be taken up by extensions.
