Specification for the Llamedos Range
All kits are to standard Developer house plan specification and come with appropriate fixings EXCEPT screws, nails and glues. Erection/Fit prices are based on the development being within 75 miles of the Benfield ATT factory.
Kit A - Basic Kit, includes:
- Construction drawing kit - Drawings to submit for Planning Approval, Building Regulations, NHBC / Zurich Insurance, and 1:100 construction drawings.
- Timber Frame Structure - comprising DPC, 2 sole plates, open cell panels, first floor joists (if applicable), trussed rafters or Attic Trusses, as applicable.
Kit B, Shell Kit adds:
OSB sarking, Tyvek & Counter-batten, Timber Fascia, Barge, Ply Soffit and UPVC Vents for roof, Factory Glazed Windows, External Door Frames, Front, Back and Garage Doors , Rockwool Firestops, Peel-Clean 22mm floor decking to first floor and roof area, if appropriate. (NB: this enables Wind, Watertight & Secure + safe working platform above ground floor)
Kit C, External Cladding Kit adds:
- Roofing: Concrete interlocking roof tiles and battens, UPVC rainwater gutters and down-pipes.

Finish: Timber, Renderlath, Nova-Brick, Plain Tile, or Rubber Slate cladding complete with necessary battens
all to suit the external elevations of the type chosen by you.
Kit D, Internal First Fix Kit adds:
70mm Urethane external wall insulation, 100mm Rockwool roof insulation (between joists or rafters as appropriate), 12.5mm plasterboard tapered edge dry lining, tape and compound to all internal wall and ceiling surfaces, stairs (with tread protectors) and handrails, roof trap.
Kit E, Internal Second Fix Kit adds:
Pre-hung door sets, skirting, architrave, window boards, kitchen units, cupboard fronts with doors.
Kit F, Plumbing, sanitary ware and sink top

This is available in certain areas of the UK only.
Foundation system
An 'All-Dry' short, driven Mini-Pile Foundation with Beam & Block slab with open tails left for drains and utilities. This is left for you to grout and/or lay over-site screed and insulation. Prices given assume a clear, near-flat site area. This is available in certain areas of the UK only.
