To meet the W6 brief of showcasing different ideas, materials, and solutions ‘in the raw’, this StartLife house involved no less than twenty specialist suppliers and sub-contractors. Built in just three days using Off Site Production (OSP) methods, Benfield ATT’s experienced team were able to prefabricate this hybrid post & beam, panel & attic house under quality-controlled conditions. This ensured that, when on site, every single timber component slotted together with millimetre precision.

Manufactured in South Wales by Benfield ATT under ISO certified quality and environmental assurance schemes, the totally-timber StartLife home – like all Benfield ATT structures - benefits from a 60-Year Structural Warranty. And, with an estimated complete build cost of just £49,000, makes timber frame building a bit more interesting, doesn’t it?

Most people would agree that wood is naturally durable and robust. However, many people are unaware of the astounding structural performance of wood when used in the form of Glulam beams - laminated beams of wood glued together under factory conditions. In this form it easily matches the performance of steel or concrete yet is only two thirds the weight of the former and one sixth of the latter. Accordingly it gives considerable versatility, enabling designers to create vast interior spaces with no internal supports. Single beams with a span of up to 40 metres can be used with the added benefit of the natural beauty of exposed timber.

Perhaps surprisingly, they also offer excellent fire resistance and provide a known charring rate to bring both safety and integrity to any structure. Glulam beams are chemically stable and suitable for use in aggressive and humid environments. Spatial Roof uses the advantages of a cut roof solution with the speed and flexibility of a trussed rafter structure to increase the overall attic roof volume by 15% and the habitable space by 10% adding real value to new homes.

The Spatial Roof begins with the installation of an iLevel engineered wood floor, using TJI engineered wood I joists, for the attic floor.

This provides a permanent safe working platform during roof construction, helping meet Work at Height Health & Safety regulations. It also caps the structure allowing work to progress on lower floors while the roof is erected, battened and felted.

The roof is constructed from half trusses, which can be manually handled without the expense and delay of a crane and which can be erected in weather conditions that would prevent a crane lift. Delivering half trusses to site is also easier, with more products on one vehicle reducing site congestion and eliminating the need for truss “top hats”.
