The site is located in the Swansea valley, at the north eastern end of the settlement of Godre’r-graig, approx 2.5 km south west of the centre of Ystalyfera and 5km north east of the centre of Pontardawe, and approx 11 miles from the city of Swansea. The site is roughly triangular in outline and occupies an area of approx 2.5 hectares. The site itself is almost flat, and has been cleared. A playing field is present just beyond the northern extremity of the site and on its southern side by a more recent residential development.
The site has detailed planning permission for the construction of 92 dwellings.The planning application approved by Neath Port Talbot county borough council has been given refence number P/04/ 0283
We are advised that at present there are no services connected on the site, however mains drainage, water, gas and electricity are already connected to the well established residential estate that lies adjacent to the proposed Development. Timber Frame Construction can be supplied by Benfield ATT.
